The corner building responds to the urban intersection situation, referencing both the closed and the adjacent detached developments. The height of the existing fa\u00e7ades along Leonhardstra\u00dfe is continued through a four-story base zone. Above this, the structure becomes more articulated through projecting and recessed spatial volumes and stepped fa\u00e7ade fronts with terraces, giving the rooftop structures a floating appearance. The mixed-use building is planned to include a shop or caf\u00e9 with a gallery on the ground floor and 10 apartments on the upper floors. The proportions of the courtyard buildings correspond to the northern villa-style or detached housing developments. Here, the more closed street-facing fa\u00e7ade and the open, terraced courtyard-side design form a key conceptual approach. This is further emphasized by the orientation and openness of the residential units toward the quiet, green inner courtyard.
